1. Help with your deposit

2. Mortgage Protection

A mortgage is your most important financial obligation because your home is secured on it. With Smart-Start Plus+ if you are unable to work due to redundancy or long term sickness your rent and mortgage payments could be covered!  As part of your purchase of one of our shared ownership properties, we will help fund a suitable payment protection insurance against your mortgage and rent commitments.*

3. Share Value Protection

If when you come to sell your home the value of your share has dropped, the Association will ‘give you’ more shares in the property at the point of sale.

For example:

• Your property bought 5 years ago was valued at £150,000 and your 50% share cost you £75,000. 
• Your property is now valued at £140,000, therefore your share is now worth £70,000, giving a £5,000 reduction in value.

To ensure you retain the original value of your share e.g. the £75,000, the Association would “gift” you an extra 4% share of your property. You would then sell your property as a 54% share giving you a share-price of £75,600. We would collect the ‘extra’ £600 from you when you sell leaving you with the £75,000 you originally paid.  And don’t forget…..if values do drop, any further shares you buy will be cheaper!
